DESIGN STATEMENT

To achieve an appropriate response to the Maroubra Junction Town Centre, Maroubra Road and Green Street we have created a bespoke program of two separate built forms, each with a unique architectural character that responds the rhythm of each street front, separated through a unique communal courtyard landscape and breezeway. A public boulevard with retail offerings is created on ground, and diverse range of high quality apartments above.

Both buildings carefully consider their context and work in the round. The front facade treatments wrap around the corners, ensuring every visible portion of the building appears considered and complete in how it relates back to the surrounds. The buildings also pay respect to their neighbours, a setback is introduced on both buildings on the eastern sides to ensure the neighbouring living spaces of an existing building are provided with maximum light, air and privacy and the impact of the new development is minimal.

The horizontal bulk of the project, spanning five blocks, is diminished in how the façade echoes the apartments within; the elegant line of vertical fins pause to frame a stack of balconies located at the centre of the building, creating distinct parts to the building and a clear symmetrical expression. Variety is added to the streetscape whilst drawing the eye toward the building entrance, and the unique geometry of a breezeway. The distinctive form of the breezeway communicates to the streetscape and provides characteristic seating area for the residents of both buildings. Air is drawn through the courtyard and movement is invited between the buildings at an intimate human scale.

The apartments offer high amenity through open lifestyle high quality design and an abundance of natural northern light. Creating two buildings allows more opportunity for flow-through and naturally ventilated apartments. Multiple cores cater for no more than 3 apartments per level, which provides convenience, privacy and exclusivity. The apartments cater for a diverse range of the community, we have very large apartments to compact apartments and a range of sizes to increase affordability. The apartment range and types will ensure social mix and a vibrant occupant outcome for the building.

Architecturally and visually this is a complex building and development. It has a rich colour and material palette with diversity of forms, heights and façade treatments. The quality of the project comes not only through the architecture but its innovations. These elements combined with the richness and quality of the landscape design equates to a standard of aesthetics that exceed and set to increase the current standard for residential development in Maroubra Junction.
