DESIGN STATEMENT

The site is located in the Double Bay Town Centre. The site incorporates both the existing Cross Street carpark site and 1 Transvaal Avenue. It is a corner site and it is bounded by Transvaal Avenue, Cross Street and Jamberoo Lane. The site is at the eastern end of Cross Street close to the intersection of New South Head Road. The opportunity to redevelop both sites is a significant undertaking and opportunity.

The site is ostensibly flat with minor cross fall over a circa 85m length. The site currently has a 4-5 level open concrete carpark structure and is built to its western and northern boundaries, having a minor setback on Jamberoo Lane and a larger setback to Cross Street. 1 Transvaal Ave is located to the west and currently has a 3-4 storey brick and concrete building on the site. To the north of 1 Transvaal Ave are a series of distinctive pitched roof, gable ended single and double storey commercial/retail buildings. To the south of 1 Transvaal Ave is the 2 level Uniting Church building on the corner of Cross Street and Transvaal Ave.

Double Bay has always been a tightly held area in terms of property, known for its low rise, village character and walkable environment. Double Bay has always been associated with quality high street and laneway retailers. The Double Bay Town Centre area has undergone a resurgence in recent times with the Guilfoyle Avenue markets, existing and new night time venues for a new generation of social activity and the redevelopments of the Sir Stamford, Intercontinental Hotels and Kiora Lane carpark site together with Woolworths and the Sheaf Hotel.

Notwithstanding, Double Bay has been increasingly under commercial pressures over the past 10 years with the retail and entertainment competition from Westfield’s Bondi Junction. One of the first effected was the Double Bay cinema on New South Head Road and this has been a sadly missed ingredient to the local entertainment offering at Double Bay for local residents. Another important ingredient in the immediate urban and social fabric is the activation of Transvaal Ave by the café Indigo with its inventively wide median strip combining landscaping and dining areas, being unique to both Double Bay and Sydney.

The key to our proposal and design scheme is a genuine understanding of the aspects that constituent the site and place together with a highly individual solution.
